3 things:
#1 - People die. And when they do, their heirs end up with the headache of fixing up and selling their house
#2 - Most people don’t want the headache and can’t afford the financial burden. They just want the problem fixed.
#3 - He obviously didn’t look at the 5 requirements of a good probate lead before digging into the list. You need all 5.
Basically, he did what most people do.
He only got “half” the story on how to turn a probate house into a deal.
Most people don’t know you can take the houses that are still stuck in probate and get them released.
(READ THAT AGAIN)

Jon’s mom passed away
Jon sent an email on Sunday to my buddy Rob. I had to take a day to think about whether I should share it with you or not.Jon had an issue with this video:

She had lived in the house for over 56 years. Her husband had passed about 3 years earlier.
She’d been a couple-pack-a-day smoker the entire time she lived in the house and she had 3 cats. Bruten, Carly and Smoke (Smoke was dark grey — nothing to do with the cigarettes).
Here was his problem.
When he got appointed to oversee the estate through probate he tried everything.
He talked to 5 or 6 real estate agents who said he had to fix-up the house to sell it. He doesn’t have the money.
He talked to the attorney handling the estate and the attorney had nothing to offer other than, we’ll, you can try calling another agent, or you’ll have to fix up the house.
He even talked to 3 real estate investors. Two weren’t interested because they “didn’t work probate deals” and the other one told him that once he could get the house through probate, to call him back.
No one had a clue how to handle this.
None of them realized that by making a simple offer and using an “acceptance clause”, they could have gotten the house released from probate and gotten the deal done in about a week.
They just didn’t know.
So the problem Jon had with the video (he watched it) this…
He said, “Why don’t real estate investors know this stuff? I wanted help with my moms house. I needed someone to make an offer and buy it but the real estate agents didn’t know what to do, the attorney was no help and even the investors were clueless.”
His email went on from there, but I think you get the point.
Real estate investors miss out on great deals everyday because of a simple lack of know-how.
There isn’t a good answer for him.

=============Zombies don't die right? At least that's what it looks like on TV and the internet.
Your Odds Of Getting A Zombie House Here Are MUCH Higher That Normal:
https://alm.isrefer.com/go/ppsvsl/[memb_affiliate fields="AffCode"]/Since I tend to believe the internet (almost always), I've concluded that any zombie house is highly unlikely to be profitable.
Why?
Simple.
Normally when people die, their estate - cars, jewelry, stocks and real estate pass to their heirs. Usually the heirs don't want the house (or don't have the time or money to deal with it)...
...so they end up trying to get rid of it as fast as possible...
Probate is slow when it's done the normal way.
That's why I don't follow any normal probate processes.
I do a couple things that work in all 50 states to get houses kicked out of probate. And after I do it, the probate attorneys are happy to release the house.
Very few real estate investors even know about this -- but since I've been doing this for over 15+ years, I have a knowledge advantage over most :)

With zombie houses, everything is different.
The key to probate deals is that the former owners are dead and the heirs want to get out from under the house. But zombies aren't dead. See the difference.
With zombies, even if you get the house, believe me...you won't like the deal.
